History of Kissimmee

Kissimmee is a city with a colorful history in Osceola County, Florida. The city is located on the southern shore of Lake Tohopekaliga in Central Florida, about 22 miles (35 km) southeast of Orlando.

The area was initially inhabited by the Creek Indians, who called the lake Tohopekaliga, meaning “alligator.” The Seminole Indians also lived in the area and used the lake for fishing.

In 1883, Hamilton Disston of Philadelphia bought 4 million acres (16,000 km2) of land around Lake Tohopekaliga as part of a drainage project. Disston hired a group of men to dig canals to drain water from the lake into the Gulf of Mexico. He also built a small steamboat named ‘Kissimmee’ to travel between St. Cloud and Fort Meade, which led to the town being called Kissimmee.

The city of Kissimmee was founded in 1883 and incorporated as a city in 1906. “Kissimmee” comes from a Native American word: “long water.” Few different tribes settled around the area for its many lakes, including the Timucua, the Creek, and the Seminole.

Today, Kissimmee is known as a resort center. It hosts numerous tourist attractions such as water parks and recreational areas, but it also has over 1,000 acres of nature preserves for those who like to experience nature hands-on. A thriving city with a population of over 71,000 people. The city is home to various shops, restaurants, and businesses. If you’re looking to stay out of the Florida heat, you can take one of the city buses. The city buses run every 20 minutes and have wheelchair-accessible ramps on each bus. You can even use your smartphone to track the buses and see how close they are to your stop.

Renting a car is another option for getting around Kissimmee. If you rent a car in Kissimmee, it’s easy to get to nearby theme parks and other nearby cities like Orlando and Tampa. There are also plenty of rental car companies to choose from!

History of Windermere

The area was settled in 1885 by pioneers who wanted to establish a community in what was then wilderness known as the “Kow Koo Wachee Hammocks.” The settlement was initially called Lake Butler after Capt. Robert Butler had established a camp on Lake Butler during the Second Seminole War. Early settlers were primarily farmers and citrus growers who brought their families along to help run their homesteads.

The Town of Windermere was incorporated in 1925 when Mayor Dwight Reed and Dr. Palmer Ketchum bought some land in the area and developed it into residential lots at an auction held in New York City. The Reed Home, built by Dwight Reed in 1889, is one of three remaining wooden structures from that time still standing in Windermere.

In the early years, the Town of Windermere was a haven for wealthy Northerners who built summer homes to escape the cold winters up North. In fact, many of the lakes in Windermere were initially created by digging canals to connect existing bodies of water. This was done so that people could boat from their lakefront homes to various points around town.

Windermere’s reputation as an affluent community began to change in the 1970s when Orlando started to experience a population boom, and people began moving to Central Florida in droves. The Future is here 3D homes now reached Florida. The first 3D Printed home was built in Tallahassee, constructed by Precision Builders run by James Light using cobalt printers and Printed Farms.

The construction is not that perfect (especially the smoothness of the concrete), and in creating a socket, builders must cut the concrete out.

However, the durability of the 3D concrete homes is much better because of their curvilinear curve than a typical house that uses rectilinear forms. In other words, the lesser materials used are cheaper than traditional homes, and since it’s using the latest technology, there is room for improvements in this type of structure.

Let’s check on the pros and cons of 3D-printed homes.


Cost: 3D printed homes use lesser materials, making them cheaper than traditional houses, and there is less material waste in 3D homes than traditional houses.

Time: 3D houses are quicker to build than traditional houses. Based on research, 3D homes took only one month and a half to make compared to a typical home that took almost six months or more to finish.

Design Shapes: 3D homes can easily use different designs in creating a house compared to traditional ones, which will make it more expensive because of the materials it will require to follow the desired house design.

Environmental Friendly: 3D houses use fewer machines than traditional (fuel consumption), making them more eco-friendly in making a house.

Consistency: 3D printed homes distribute an equal amount of materials on every part of the house. When a mistake occurs, it can be corrected in real-time, minimizing the number of failed factors and wasted materials.


Limited Materials: 3D-printed homes can only process minor materials that they use. 

Post-Process: Due to its curvilinear form, 3D homes needed some cleaning to remove support materials used. Finishing requires more time to make it smooth or polished to achieve the desired design.

Building Regulations: There are no regulations implemented yet for 3D printed homes. The government must first implement a bar in which 3D printed builders must follow safety procedures when it comes to safety.

Decrease of the workforce: Since the 3D printed houses are more accessible to build than the traditional houses, the number of workers is lesser because the 3D printer almost does all the tasks and with minimal supervision.

Additional skill required for 3D modeling: You must know how to operate and alter 3D models, and 3D printing takes a lot of time before you can master it.

To buy and sell a home in a few words: It’s all about PLANNING!

One of the biggest questions I get is: Do I sell or buy first? The thought of it can be so overwhelming to customers. But worry no more. Here are things you need to determine when planning the move. Planning will take the unknown factor out of the equation and help you prepare to start the move.

First, determine if you want to buy a resale home or a brand new home.
If you buy a resale home, you most likely have to sell before you buy because there are so many buyers and such a low inventory. Sellers get to pick the best offer out of the bunch, and having a contingency to sell will not work for most sellers.
If you want to own a brand new home, you can make an offer before you sell your house. However, The builders want the house to be under contract (have secured a willing and able buyer) before the offer.

Second, figure out where you will stay after the sale of your house.
Buying a resale home in Central Florida can take 30 to 45 days to close. It is possible to have a simultaneous closing where you sell your current home in the morning and close on your new home in the afternoon. When buying a brand new or resale home, expect and prepare for delays.
Now, if your new home doesn’t close on time, make a plan as to where you will stay in the interim.

When buying a brand new home, you must find a place to stay while your home is being built. In Florida new construction homes take 8 to 11 months to build.

You have several options; you can get a short-term rental, the good thing about a short-term rental is that it comes fully furnished. The not-so-great part is the rental rate is higher than a long-term rental.

You can rent long-term, but you may be penalized for breaking the lease early.

Ideally, you want to rent a place month to month; however, this is not common in the rental market. You could look for a rent by owner that allows a month-to-month lease.

Third, let’s talk about storage; look for a storage unit close to your new home, so it’s easier to move in. Figure out what you will keep, what you will donate, and what you are going to though out. This will help you minimize the cost of the storage unit.

I will leave you with this, preparing to buy and sell simultaneously takes preparation, knowledge, experience, and action. With the right guide, you will have a smooth process; you will know the steps ahead and what to do when unexpected things arise.

Wekiwa is a Creek-Seminole word that means “flowing water.” When you see State Park signage and the website, you will see The Wekiwa Springs spelled with a W. Still, the communities around the spring are spelled Wekiva, which was the alternative spelling the area developers used. In summary, there is still a low-key debate about how the Wekiwa (Wekiva) is spelled. But I will give you my humble opinion. Wekiwa is the original word (proper spelling), and Wekiva is the brand.

What’s so special about The Wekiwa Springs & Wekiva Island?
You won’t find it unique if you do not like water, fun, and adventure.
This National Park (Treasure) is one of many natural springs throughout Florida. I have been to this spring countless times, and it’s always a fun time. You can come with Friends, Family or on a date. It’s like this places guarantees FUN.

Some of the things you can do in Wekiwa Island are rent canoes, kayaks, or paddleboards, and you can row your way to the spring source or go to another spring! The Rocks springs, for example, but it will take a long time for you to get there, FYI. You can Play Volley Ball, swim along the boardwalk, chill at Craft Beer & Wine Bar. Rent a Cabana which comes with a BBQ, and have a lovely time.

Things you must know when going to Wekiva Island:
The entry Fee last time I visited was $2 per person.
Parking is free if you get there early as the parking spots are.
If you are interested in renting kayaks, canoes, or paddleboards, arrive early. Otherwise, you run the risk of having to wait until someone has finished their ride.

How Are You Handling A Multiple Offer Situation?

I don’t know if you’ve heard this before, but the highest offer may not be the best. Here are 10 Crucial things you must evaluate before selecting the winning offer.

So, you have a lot of offers, all claiming to be the best. Regardless of the number of buyers who have made offers, pick the 5 Best. The price is essential, but keep in mind the following terms and conditions as well:

#1 Financing Offers: You want to get a pre-approval letter, or better yet, a conditional loan approval letter. It will eliminate the concern of whether the buyer qualifies to get the loan or not. 

#2 Cash Offers: You want to see the most recent bank statement or Proof of Funds letter (30 days or newer). The funds must be in the US so that the buyer does not have obstacles when transferring the funds from another country since it could delay the closing.

#3 The Offer Price: Consider this when evaluating the offer price. Is the buyer asking for seller credits like closing fees or repair credit? Is the buyer asking you to include a home warranty with the purchase? Is the buyer asking for furniture? Is the buyer asking you to pay for a termite inspection? These things change your earnings, so you’ll want to know how much that credit will affect your profit. 

All my clients receive a breakdown of fees, mortgage payoff, and credits given to the buyer. Although this is an estimate, it gives my clients a good idea of their earnings.

#4 Offers Above Asking Price: If the buyer is financing, ask for a bank statement to see if the buyer has enough funds to cover the difference if the home does not appraise.  

What I do for my clients is write a commitment addendum that if the property appraised below-offer price, the buyer would pay the difference. 

Because if it’s not in writing, it never happened!

#5 The Deposit AKA Escrow: What you want to know is: How soon is the buyer sending the deposit to the title company? How much is the buyer putting as a deposit? Is this deposit refundable or non-refundable? It is crucial because you can measure the buyer’s seriousness and commitment. 

In some cases, strong buyers may not have the cash on hand to make a large deposit; this does not mean that they cannot close. It just means that they do not have liquid assets.

#6 The Inspection period: This is the number of days the buyer has to inspect and decide if they want to go ahead with the purchase or not. You want to know who can decide faster. In a hot market like Kissimmee’s, you may not want to give the buyer weeks to inspect the home, especially if you are buying a home.

Remember, home inspectors may be very busy during peak season, and a brief inspection period may not be realistic. Ask if the buyer has an inspector already lined up to do the inspection.

#7 Loan Approval:  In the current market, loan approval is a normal condition when financing. If the buyer has conditional loan approval, they are ahead of their game, and it would be a smooth transaction so long as all the conditions in the offer are complete. Now, loan pre-approvals are great too! The main difference between a pre-approval and conditional loan approval is that the underwriter (the person in charge of approving the loan) has reviewed the file and has approved the loan with conditions (these conditions may include the appraisal and getting home insurance). 

#8 Appraisal Contingency: You may get a buyer saying: “I want this home, and I will waive the appraisal contingency. That’s how much I want it!” Well, it’s not their decision entirely. The lender has to decide whether or not the appraisal condition will be a factor in the loan approval or not.

If the buyer wants the home regardless of the appraisal value but can’t waive the appraisal contingency, have your realtor write a commitment addendum that the buyer will pay the difference if the property appraises for X amount below the offered price.

#9 Contingency to sell before buying: Well, you may be on the same boat. If you are open to this kind of offer, ask the following questions: Is the buyer’s home already under contract? Is it a cash or financing offer? How soon will that buyer get their loan approval or conditional approval if financing? When is the closing? And is that buyer also selling a home? 

Sometimes, easy is better.

#10 The Closing: How soon can the buyers close? How soon do you need to close on your property?

If the closing is less than 30 days, some rush fees might be involved. Who is paying for them? If you have time, but the buyer needs to close quickly, should the buyer pay the rush fees? Can the rush fees be waived? Have these questions answered before you commit to the offer?  

I ask these questions before presenting the offer and advocate for my client to avoid extra fees.

Model Homes: When looking at the model homes, remember that they  

come with many upgrades that will drive the price up, so remember to ask what upgrades the model home has.

Upgrades: When considering upgrades, ask for a list of prices for each upgrade package. Remember what upgrades you originally wanted and stick to the plan if you go to the studio. You do not want to overpay for upgrades. In the end, these are considered cosmetic, and you may not get the return on your investment.

Base price: If you look at signs of new communities, they say Starting at. The base price will not include fees like lot premium or upgrades. However, some builders will charge a lot premium and base upgrade packages in their price. But not all builders, so always ask!

What’s included: Another thing to ask is what’s included. Some builders will include blinds, wash, dryer, and all appliances.

Lot premiums: Ok, so as you know, developers plan communities, and they price lots separately from the home price. Lot premiums can vary depending on the location. Waterfront, water view, back to conservation land will crease the cost of the lot premium.

Closing Fee Incentives: Ask what incentives the builder offers. Make sure if you are going to use the builder’s lender, you shop interest rates, and if the cash incentive is coming from the lender, it could be a higher interest rate.

Completion Date: You must have realistic expectations of when the home will be completed and when you will close. Expect delays and be patient. With material shortages, builders are behind, and houses take 2-3 months additional to be completed. 

Make living arrangements, and don’t make any moves until your first walk-through is scheduled.

If you want to move to Kissimmee, you must consider Tapestry; this community is gorgeous! But First, I want to tell you about Tapestry’s lifestyle. This community is close to everything, and when I say everything, This is what I mean: Tapestry is a short bike ride away from the Single Creek trail, a beautiful place where you can bike, run, walk, kayak, canoe, and much more! You have the medical arts district just minutes away. Downtown Kissimmee and the Kissimmee Lake Front is just a short drive away. There you can shop and dine at the different mom and pops restaurants.

Have you heard of the Loop? If you haven’t, this is an outdoor mall where you can find many renowned clothing stores, restaurants, a theater, and other convenience stores. There is another mall plaza nearby called Cross Roads, where you can find more restaurants, clothing stores, and furniture stores. This plaza is the home to the Orange Theory Fitness Hunter’s Creek.

If you are looking for home improvements stores well, you have Home Depot and Lowes about a mile away. Also, you have 2 Publix Supermarkets and a neighborhood Walmart about a mile away.
Moreover, you have car washes, many gas stations, pharmacies, and let me stop there because the blog can only be so long.

I don’t know how familiar you are with Kissimmee, but have you heard of the Sunrail? (The environment-friendly way to travel) Well, Tapestry is about 10 minutes away from The Tupperware Suntrail station. You can travel to Sanford on weekdays.

I get a popular question from people looking to move to central Florida: how far are the theme parks from here? Tapestry is close to World-class Theme parks, take Osceola Parkway (which is down the road), and you will be on Disney property in about 20 minutes. Even closer is Disney Springs, where you have more shops, restaurants, and live outdoor concerts.

If School distance is essential to you, Tapestry is close to the following schools: Kissimmee Middle School is across from Tapestry on Dyer Blvd. The Renaissance Charter School just outside Tapestry on W. Carroll St. Flora Ridge Elementary School is half a block away from Tapestry on Dryer Blvd. And Osceola High School, less than 10 minutes away, take S. Thacker Ave. to get there.

If you like to travel, you must be wondering how far the airport is, correct? Well, if you take highway 417, you will get to the Orlando International airport in about 15 minutes.

I could go on and on about what’s around this area. After all, I’ve lived here since the land was a cow pasture.

Now that you know a bit more about what the area has to offer let me share with you what the community of Tapestry has to offer.
Tapestry offers privacy to its residents with a 24-hour guard gated; It has a mandatory homeowner’s association, and as an owner, you will pay quarterly dues, which as of 2021 is $330. Tapestry also has a CDD (Community Development District), an annual fee included in the property taxes; this fee helps pay for the amenities.

Tapestry has approximately 929 homes, a combination of single-family homes and townhomes. The community looks modern, roads look well kept, and houses have an excellent curb appeal.
