Hey Windermere residents! Are you looking to sell your house quickly and for the best price in 2022? If so, I’ve put together 7 useful tips to sell your home in just a few days – or even hours! Consider these tips before putting your house for sale.

Tip #1 Packing and Moving

Moving can be easy with some planning. For starters- decide whether or not to hire professional movers. When choosing professional movers, consider using a white-glove service. The movers pack everything for you and the best part your belongings are insured in case of accidents. 

When packing yourself ask friends/family members willing to volunteer as helpers. It can be daunting to start packing an entire house but with proper planning and consistency you will get it done. 

Here is my simple 3 step guide to help you get started 

First, start with the hardest and or biggest room in the house.

Second, decide what to pack, toss or donate by assigning a box for trash and one for donations. 

Third, pack at least 1 box every single day.

Tip #2 A plan with a Deadline

A plan with a deadline is your best friend. It keeps you on track and allows for time to organize your tasks before starting to pack. Be realistic with your deadline and stick to it!

Tip #3 Hire a Realtor

A real estate professional can guide you in the best direction for selling your home in any market. Remember, full-time realtors have a lot of resources that will make the process hassle-free. Moreover, realtors know the local market trends; We know who the ideal buyer for your house is and advise you on best practices to have a smooth selling experience. Let’s be honest, you are excited to move because you want a new place, you want to start a new chapter, but you don’t want the headaches of having to prequalify buyers, set a showing schedule, negotiate terms and put together the proper paperwork. So hire a realtor it’s that simple.

Tip #4 Repairs and Improvements

Any repairs and improvements that need doing get them done right away. So when your home hits the market it gives the buyers the best first impression. This will create more interest which can translate into a multiple offers situation $$$$.

Common Repairs & Updates Checklist:

Side-Note: Consider hiring a professional to do the job.

Light fixtures- Update if original and make sure all your lightbulbs are working properly.

Paint- Repaint interior and exterior as needed. A fresh coat of paint can go a long way and remember to choose a neutral color.

Landscaping- Impress buyers with your house curb appeal by having a manicured landscape before putting your house on the market.

Floors- Steam clean carpets, tile and polish wood floors.

Windows-  Fix broken springs, replace missing window screens and seal cracks around the frame.

Kitchen & Bathrooms- If the kitchen cabinets are original and/or need a little make-over, fresh paint and new hardware make a huge difference. Also check kitchen and bathrooms for cracks around tub/shower, sink and seal them with caulking.

Tip #5 Declutter

Decluttering your house is one of the best ways to make your home more appealing to buyers. Get rid of any unnecessary stuff and make your home look as spacious as possible. If your home is already tidy, you are one step closer to being ready to sell your house. 

Tip #6 Deep Clean

A clean and organized home stands out from the rest. Hire a professional or do it yourself but make it happen. Many times buyers decide to buy a home based on how clean it is.

Tip #7 Stage Your House

Ideally, you want to hire a professional stager to assist you with the process. But you can also watch a few DIY videos on youtube and stage it yourself. Staging your house to make it look spacious, inviting and bright is crucial to get buyers’ interest right away.

Bonus Tip

Tell your story! One of the marketing strategies I use is having clients write a quick story about why they bought the home. If they are the original owners I ask for photos of the home while it was under construction.
